Booking conditions
These conditions apply to every booking made on https://midaaccommodation.com. The operator is Mida Accommodation S.r.l., Via dei Colli della Farnesina 202, 00135 Roma, VAT IT18000141004, which manages the bookings of the five apartments on behalf of their owners (the Pelino family). Last updated September 2026.
1. Booking and confirmation
A booking is confirmed when we receive the 30% deposit, by PayPal (or card via PayPal) or bank transfer. PayPal payments are confirmed instantly; bank-transfer requests hold the dates for 48 hours and are confirmed on receipt of funds. The confirmation email is your contract.
The price shown includes the accommodation and the final cleaning. It excludes Rome's tourist tax, which is collected at check-in as required by the city.
2. Balance
The balance (70%) is due 14 days before arrival, by PayPal link or bank transfer. For bookings made less than 14 days before arrival the full amount is due at booking or the balance at check-in, as agreed in the confirmation.
3. Cancellation
Cancellation up to 14 days before arrival: full refund of the deposit and of any balance paid. Cancellation within 14 days of arrival or no-show: the deposit is retained; any balance already paid is refunded. If we manage to re-let the same dates we refund the deposit as well.
If we have to cancel for reasons within our control we refund everything paid and, where possible, offer an equivalent apartment.
4. Guests, identification and rules
Only the guests named in the booking may stay, up to the stated capacity. Italian law (art. 109 TULPS) requires every guest to show a valid ID document at check-in for registration with the police portal. No smoking indoors, no parties or events, quiet hours 23:00–07:00, respect of the building rules. Damage beyond normal wear is charged at cost.
5. Check-in and check-out
Check-in and check-out times are shown on each apartment page. Arrivals after 21:00 must be agreed in advance and may carry a €25 surcharge. Late check-out is possible when the calendar allows, on request.
6. Liability
We are responsible for providing the apartment as described. We are not responsible for personal belongings, for interruptions of utilities outside our control, or for events of force majeure. Nothing in these conditions limits your rights as a consumer under Italian and EU law.
7. Law and disputes
Italian law applies. For consumer disputes the competent court is that of the consumer's residence in Italy or, for non-residents, Rome. You may also use the EU online dispute resolution platform.
