Why book directly with you instead of Airbnb?+

You pay 8% less than the nightly rate we publish on Airbnb, with no platform service fee on top, and you deal with the family that runs the apartments. Direct guests get a personal welcome, free early luggage drop when possible, and a direct WhatsApp line before, during and after the stay.

How does payment work?+

A 30% deposit confirms the booking, by PayPal (also with a credit card, no account needed) or bank transfer. The balance is due 14 days before arrival, or at check-in for bookings made within 14 days. Rome's tourist tax is paid separately on arrival.

What is your cancellation policy?+

Free cancellation up to 14 days before arrival: the deposit is refunded in full. Within 14 days the deposit is retained; if we manage to re-let the dates we refund it anyway.

How much is the Rome tourist tax?+

Rome charges €6 per person per night for the first 10 nights, for guests aged 10 and over. It is set by the city and is not included in the price: we collect it at check-in and issue a receipt.

How does check-in work?+

We meet you at the door: Edoardo at Piazza di Spagna, Fontana di Trevi, Pantheon and Colosseo, Francesco or Martina at Vaticano. Check-in is from 14:00 (15:00 at Pantheon; 14:00–18:00 at Vaticano, later by arrangement) and check-out by 10:00. Tell us your arrival time the day before; arrivals after 21:00 must be agreed in advance and may carry a €25 surcharge. Italian law requires us to see and register every guest's ID.

Can we leave our luggage before check-in or after check-out?+

Usually yes: if the apartment is free we let you in early to drop bags, otherwise we suggest a luggage storage nearby. Ask us on WhatsApp the day before.

Is there a minimum stay?+

Two nights as a rule, three or more on some peak dates (Christmas, New Year, Easter). The calendar on each apartment page shows the minimum for each arrival date.

Are the apartments suitable for children and babies?+

Yes. All our apartments have a travel cot on request, free of charge. Vaticano, Colosseo, Piazza di Spagna and Fontana di Trevi have lifts (the one at Piazza di Spagna is a small two-person cabin); Pantheon is on the fourth floor without lift.

Do you allow pets, smoking or parties?+

No smoking indoors and no parties in any apartment. Small, well-behaved pets can be accepted at Piazza di Spagna and Colosseo by prior arrangement; not at Pantheon or Vaticano.

Can you arrange an airport transfer?+

Yes. We work with trusted drivers for Fiumicino and Ciampino; tell us your flight and we send a fixed price. The Leonardo Express train to Termini is the cheap alternative for Piazza di Spagna and Colosseo.

Are the apartments legally registered?+

Yes. Each apartment has its own national identification code (CIN) shown on its page and in the footer, as required by Italian law, and all guests are registered with the State Police portal (Alloggiati Web) as the law requires.
