Six or eight people in Rome rarely fit well into hotel rooms: you end up split across corridors, paying for breakfasts nobody wants, with nowhere to sit together in the evening. An apartment solves that, if you choose it with care. Here is what we have for groups, exactly how everyone sleeps, and what we have learned from hosting families and friends who travel together.
Which of our apartments sleep six or more
Three of our five homes take six guests or more. Pantheon is the largest: 165 m², three bedrooms each with a double bed, a double sofa bed in the living room and two bathrooms with showers, for up to eight. Colosseo, in Monti, is 95 m² with two double bedrooms, a double sofa bed and two bathrooms with large showers, for up to six. Piazza di Spagna, a five-minute walk from the Steps, is 85 m² with two double bedrooms, a double sofa bed and two bathrooms, one with a shower and one with a bathtub, also for up to six.
Be honest with yourselves about the sofa bed. In all three, the sixth (or seventh and eighth) guests sleep on a double sofa bed in the living room, which works well for children, teenagers or a couple who do not mind going to bed last. If every adult needs a door that closes, count bedrooms, not beds.
Ten of you? Two apartments in one building
Our Fontana di Trevi apartment, a one-bedroom for up to four with a queen bed and a double sofa bed, is in the same palazzo on Via Francesco Crispi as Piazza di Spagna. Booked together they give you three bedrooms and three bathrooms for up to ten, with two kitchens and two front doors: ideal for two families, or grandparents who want their own space at night. Write to us on WhatsApp and we will check the dates for both.
Bathrooms, lifts and luggage
The number that matters most for a group is people per bathroom. All three of our larger apartments have two: three people per bathroom at six, four at eight. Mornings go smoothly if early risers shower first; with eight, we suggest staggering breakfast.
Then stairs. Pantheon is on the fourth floor of a period palazzo with no lift, and it is not suitable for guests with reduced mobility; we meet you at the door and carry the bags up. Colosseo has a lift, compact enough that very large suitcases are a squeeze. Piazza di Spagna has a small period lift for two people, next to wide, easy stairs. If anyone in your group struggles with stairs, choose Colosseo or Piazza di Spagna.
Pack soft bags rather than eight hard-shell suitcases, and if you can, travel with one large case per couple instead of one each. Old Roman lifts and staircases reward it.
Arriving with a lot of luggage
A standard Roman taxi seats four, so a group of six to eight needs two taxis or a larger vehicle. The simplest answer is a van with a driver from Fiumicino or Ciampino to the door, which we can arrange for you: send us your flight details on WhatsApp and we reply with a fixed price before you travel. Pantheon is in a pedestrian lane, so cars stop at Piazza di Pietra or on Via del Corso, one minute away; at Colosseo and Piazza di Spagna they stop outside the building.
Eating in, eating out
Booking a table for eight in central Rome on a Friday or Saturday night takes planning: reserve a day or two ahead, and expect smaller trattorie to say no to big groups at peak times. Many groups find the best evenings happen at home. Pantheon has a dining table for eight and an equipped kitchen; Piazza di Spagna has a table for six, an oven, a gas hob and a dishwasher; Colosseo has an induction kitchen, an oven and a dishwasher.
Our favourite routine for groups: a late lunch out, when restaurants are calmer, then an evening at home with bread, cheese, salumi and wine from the shops on your block. Supermarkets are close to all three apartments.
Laundry and longer stays
If you are staying a week, laundry matters. Piazza di Spagna and Fontana di Trevi have washing machines. Pantheon and Colosseo do not: there is a laundry service near Pantheon and a coin laundromat 100 metres from Colosseo.
Booking direct as a group
When you book with us directly, a 30% deposit confirms the stay and cancellation is free up to 14 days before arrival. You pay 8% less than the nightly rate we publish on Airbnb, and you talk to the family that runs the apartments, which helps when the group needs a sofa bed made up, a cot, or two apartments on the same dates.
